The Parties
The parties to this Contract are:  (a) "the Customer": the person who makes the booking, being eighteen years of age or over and who shall assume responsibility for all party members and visitors; and,  (b) "the Owner": (Croft Farm Holiday Cottages).

Commencement and Operation of Contract
This Contract only comes into operation when the Owner issues a written confirmation form to the Customer following receipt and upon processing of the appropriate deposit.

A booking for a holiday will only be confirmed when a deposit of 20% or £100, whichever is more, has been received by Croft Farm Holiday Cottages.

The Owner has the absolute right to refuse any bookings. In this case, monies received shall be promptly returned to the Customer. The Owner reserves the right to cancel or alter arrangements made for the customer whether before or during the relevant visit (a) Where any error has arisen regarding availability, (b) in any circumstance which arises from or is attributable to acts, events, omissions or accidents beyond the control of the owner or (c) where in the reasonable opinion of the owner, it is necessary to perform or complete essential remedial or refurbishment works.

The balance of the booking cost must be received by the Owner no later than 6 weeks before the Customer's arrival date.

If the Customer books less than 6 weeks before the arrival date, payment of the total cost including the deposit shall be due immediately.

The holiday price includes value added tax. If VAT rates change, the Owner reserves the right to amend prices accordingly.

All payments shall be made to Croft Farm Holiday Cottages.

Cancellation
If we can re-book any cancelled dates we will refund you all monies paid minus a £50 administration fee and any financial or other discounts/offers made in order to secure a new booking. We strongly urge you to ensure you have adequate Travel Insurance in place.

We cannot cover:

- Your inability to travel due to your own health and/or change in personal circumstances. We urge all our guests to have travel insurance to cover such situations as is the case in non-Covid times.

- Disinclination to travel if we are open and ready to provide your holiday as agreed.

Once a booking has been confirmed by paying your deposit to Croft farm Holiday Cottages it can only be changed to different dates by treating the original booking as a cancellation.

We reserve the right to refuse any booking and to cancel any booking already made if the property is unavailable (e.g. through fire, flood, failure of utility services etc.) for any reason whatsoever subject to a full refund of all monies paid. We are not under any other liability if such a cancellation occurs.

Force Majeure. We cannot accept liability or responsibility for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, livestock, epidemics, acts of any government, or public authority, changes imposed by re-scheduling of airlines, ferries or any event outside our control.

Booking Amendments
The Owner cannot guarantee the availability of another property or a different date, but where an amendment can be made a fee of £50 to cover administration shall be charged.

Time and Commencement and Termination of Stay
The Customer must arrive not earlier than 5pm on the start date of the holiday and leave not later than 10am on the last day.

Occupancy
The number of persons occupying the property must not exceed the maximum number stipulated; Croft Cottage = 2 (or 6 with additional corridor), Little Croft = 4, Beech Croft = 6, Hazel Croft = 4, Pine Croft = 4.

The Visitor must not use the Accommodation or allow its use for any dangerous, offensive, noisy, illegal or immoral activities or carry on there any act that may be a nuisance or annoyance to Owner or to any neighbours.

No fireworks, Chinese or sky lanterns (or other lights or illuminations which have naked flames) shall be let off from the property (including any garden or grounds).

The accommodation is designed for family use not for youth groups or student parties. The Owner is entitled to refuse to hand over and to repossess the accommodation if the Owner reasonably believes that any damage is likely to be caused by the Customer or the Customer's party.

Sleeping in vehicles, including caravans, parked in or around the property is not permitted.

Parking spaces are available as follows: Little Croft & Croft Cottage – 1 space each, Pine, Beech & Hazel – 2 spaces each. If more are required, please speak to us beforehand to see if we can accommodate.

Care of Property and Damages and Breakage
The Customer undertakes to take all reasonable and proper care of the property including all its contents and surrounds and to leave the property in the same state of repair, condition and tidiness as at the beginning of the stay. The Customer must notify the Owner immediately of any breakages or damages. The Customer may at the owners discretion be required to reimburse the Owner for replacement, repair or any extra cleaning costs.

Dogs
We understand that nothing spoils a holiday more than having to leave your dog at home. Feel free to exercise your dogs in the gardens, we want you to enjoy your time here with us and your dogs, however, please avoid other private cottage areas. There are a few terms and conditions that we ask you to adhere to, but probably nothing more than you would implement in your own home.

 

  • Pets must be flea treated before entering the property

  • Pets are to be kept under control at all times

  • All dog mess on the premises should be disposed of appropriately prior to departure

  • Please ensure that no muddy paws or sandy coats are taken indoors

  • Pets are not permitted in or on beds at all.

  • Please bring a throw with you if you would like to have your pet on the furniture. 

  • Pets are not to be left unsupervised on the premises as this can result in damage to the property and distress to the pet without prior notification.

  • This service is at the property owner’s discretion and it cannot be assumed that the service will be available daily throughout your stay

  • This service is only available to dogs of a good nature and temperament

  • Suitable pet bedding must be provided by guests for pets to sleep on as well as your own food and water bowls (Croft Farm supply one set per cottage).

  • Pet hairs must be vacuumed & swept up from the property prior to departure

  • Please note that although we accept dogs, cottages do not have enclosed gardens – but we do have an enclosed exercise field.

  • Any damage to the property made by your pet or extra cleaning required (pet hair on the furniture, dog mess in the garden etc) following your departure will result in an extra charge.

  • Puppies over 6 months old are accepted, however we would ask that they are crated when unsupervised.

  • Please let us know asap about any damage or accidents so that we can resolve it, it’s better than finding out on changeover day.

  • Please be aware, that you need to be satisfied that the area e.g. garden and paddocks are safe and secure for your dog before letting them off the lead. We leave it to you to make this safety assessment on behalf of your individual pet(s).

  • We do not have any ‘secure’ areas in the grounds. The gardens are not enclosed. The Paddocks are enclosed, but not secure. This is at your own risk, and we trust that you will ensure the safety of yours, and other animals on site.

We hope that you understand the importance of these conditions and that you and your dog – have a wonderful stay!

Smoking/ Vaping
Smoking or vaping shall not be allowed inside any part of the property.

EV Charging
We do not currently have a dedicated EV charging point, nor do we have a power socket either indoors or outdoors that is suitably rated or certified safe for use for charging an EV or for plugging in a lead that is routed outdoors, as such, we are therefore unable to allow the charging of EVs on the premises. 

Linen and Services
There are no additional charges for linen, electricity, heating, gas and water services.

Liability
The Owner accepts no liability for any accident, damage, loss, injury, expense or inconvenience, which may be suffered, incurred, arrived out of, or in any way connect with the rental.

The provision of wireless broadband internet access is a complimentary facility and Croft Farm Holiday Cottages accept no liability for loss of coverage or quality where technical problems are experienced.

If the property which the Customer has booked becomes unavailable or unusable for any reason prior to the start of the date of the holiday or during the stay, then the Owner’s obligation will be:

  • to use their reasonable endeavours to find suitable alternative property, or failing which,

  • to reimburse the client for any monies paid or in the case of disruption during a stay, pro rata.

Please note that our properties are in a rural environment and can be subject to environmental conditions beyond our control such as fly problems at certain periods of the year, high pollen levels from crops, smells from agricultural activities on neighbouring farms etc. Field mice may also very occasionally require trapping if any evidence is found in a property and this activity would be carried out during your stay and would not render the accommodation unserviceable.

The information and description given on the web site is for guidance only. While every effort has been made to ensure accuracy, the Owner shall not be liable for any mis-description or incorrect information.

Rights of Entry - The Owner shall be allowed the right of entry to the property at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance.

Repeat bookings - The Owner accepts no obligation to reserve specific weeks on an annual basis. Where tariffs are published on the web site and weeks are shown as available, we will accept any booking subject to compliance with our terms and conditions.

Complaints - Every care is taken to ensure that the properties are presented to Customers to a high standard. Should the Customer at any time believe there is a problem, or a cause for complaint, the Owner should be contacted immediately. Any issues on entry to the premises should be notified to the Owner immediately so that they can be rectified. This does not affect the Customer's statutory rights.
